Gross, net and cash-on-cash
What is the difference between gross and net yield?
Gross yield is the yearly rent divided by the price. Net yield takes your yearly costs (service charge, maintenance, insurance and the manager's cut) off the rent first, so it's always lower.
What does cash-on-cash return measure?
What is left of the rent after costs and loan repayments, divided by the cash you put in. It only means something when you finance the purchase, which is why it appears once you tick the mortgage box.
